Quick Answer: You may bid on a rival firm’s name as a keyword. Putting that name inside your ad text is where a complaint gets your ad restricted. In a market where committees search the outgoing agent by name during a tender, that distinction is worth real money.
A dissatisfied committee often searches its current agent’s name while drafting the tender, which makes this rule unusually valuable here.
Google’s advertising policy states that it will not restrict trademarks used as keywords, but will restrict a trademark used in an ad from a direct competitor. A restriction is then generally applied to any ad using the same second-level domain, so one complaint can reach the whole account.

Keep sitelinks working hard: fee basis, township portfolio, takeover process, and a WhatsApp path. Committee members ask one awkward question before they fill in anything.
Quick Answer: On a township page built for a committee, with no resident portal login above the fold. A homepage that opens with “Pay Your Maintenance Fee” tells a chairman he is in the wrong place. Landing page fixes usually move this account further than bid changes do.
These websites serve two audiences and almost always default to the resident. A committee arriving from a committee ad needs six things and nothing else:
Quick Answer: Say exactly who registered what, and never promise a committee an outcome that only the Commissioner of Buildings can deliver. Vague compliance language is both a disapproval risk and a trust risk with a committee that has read the Act more carefully than you have.
The market is large and about to be re-regulated. Malaysia has nearly three million strata units across more than 27,000 schemes, with a proposed Building Managers Act drafted alongside amendments to the Strata Management Act 2013. Committees follow that news closely.

In Kuala Lumpur, where 85% of the city’s 925,000 properties sit in stratified schemes and the Commissioner of Buildings received 7,000 to 8,000 complaints a year between 2017 and April 2024, a shortlisting committee has usually dealt with the regulator already. The gap between first click and signed contract is long — a committee meeting, a tender document, a site walk, then an AGM vote. Four to seven months is normal. What to send back, in order of value:

The cheapest rows are the most expensive lines in the account. Rental and course clicks cost around a ringgit and reach a tender invitation once in a hundred — which is how a firm spends RM 4,000 and wins one scheme.

Resident complaint traffic is the leak nobody expects, because it looks like brand interest. Someone searching “management office complaint Puchong” is not a buyer, and answering that call costs your operations team time as well as budget.
Quick Answer: From RM 1,180 on branded search to RM 9,020 on Performance Max. Township managing-agent search sits near RM 2,980 per contract won and carries most of the volume, which makes it the campaign to protect when budget tightens.

Fee-research search looks cheap per enquiry and is the second most expensive way to win a scheme. Those searchers are building a budget paper, and many are benchmarking the agent they already have.
Performance Max struggles here for a structural reason: it needs conversion volume to learn, and a managing agent wins a handful of schemes a year. A small, disciplined budget beats a broad automated one in this trade.
Quick Answer: Committee-term click costs have roughly doubled since 2022, from RM 4.10 to RM 8.40. Cost per contract won rose far more slowly, from RM 2,120 to RM 3,050, because tracking and landing pages improved faster than auction prices did.

The gap between the two cost lines is the whole argument for doing this properly. Click prices are set by the auction and will keep climbing; conversion rate is set by your landing page and your tracking, and that is the part you control.
Mobile share matters more than it looks. Committees read tender research on a phone between meetings, so a page that takes six seconds to load loses the shortlist before anyone reaches your fee basis.
