Construction work in Malaysia is registered under the Construction Industry Development Board, and the G1 to G7 grades cap the contract value you can take. A fit-out manager checks your grade and your fire-rated system before reading anything else. Most ceiling websites publish neither, so they are screened out before the first call.
Two price worlds, one website
A flat gypsum ceiling runs roughly RM 5.50 to RM 7.00 per square foot supply and install. An L-box with cove lighting sits closer to RM 8 to RM 12. A patch repair is a few hundred ringgit; an office floor runs into five figures. One blended campaign hands almost all the budget to the smallest jobs.

Ceilings go in after the electrical first fix and before the painter, so the window is measured in days. If your installers cannot start inside it, the job moves to whoever can. Every enquiry has a hard date attached, which makes a slow reply the same as a no.

The homeowner wants a rate per square foot and a photo of cove lighting at night. The designer or fit-out firm wants board thickness, frame type, lead time and payment terms. They search different phrases and decide on different evidence. One blanket campaign serves neither well.
