A rate per square foot opens the conversation
Interior emulsion with proper prep and two coats is quoted here around RM 1.20 to RM 2.20 a square foot, exterior weather-shield closer to RM 2.80 to RM 4.20. That is a RM 2,500 condo repaint or a RM 9,000 double-storey terrace. Publish nothing and the homeowner assumes the higher end.
Two seasons pulling opposite ways
Interior repaints run hot from January to March as families prepare for the festive season, then fall away in April. Exterior and roof work climbs from May to September, when there are enough dry days to cure. Budget flat every month and you overpay in the peak, then go quiet when the crew has space.
Strangers are being let into the house
A repaint means five people inside the home for four to seven days, moving furniture and covering floors. Registration, insurance, a named supervisor and a written warranty settle more quotes than any photo gallery, yet most painting websites bury all four.
Five trades sold under one word
A single-room touch-up, a landed repaint, a strata block, a shoplot after hours and a factory coating job run from about RM 900 to past RM 100,000. One blanket campaign puts a homeowner and a JMB committee on the same landing page, and neither gets an answer.
