A rate per square foot decides everything
SPC and rigid-core vinyl are advertised here around RM 5.50 to RM 8.50 a square foot supply and install. Laminate sits closer to RM 4.50, engineered timber near RM 16 to RM 28, solid parquet higher again. On a 1,000 square foot condo that is a RM 4,500 job or a RM 24,000 one. Publish no rate and the shopper assumes the highest number they have seen.
The subfloor is where the money goes
Screeding and self-levelling adds roughly RM 1.50 to RM 3.50 a square foot, and hacking old tiles adds disposal and days. Quote a flat rate without seeing the floor and you lose the job at revision or the margin at installation. Campaigns promising one rate for every condition are the ones that hurt.
Won in the week, not the month
Hollow tiles, a burst pipe or a handover key push the owner to message three suppliers in one evening. Most sign within seven to ten days. Whoever confirms a site measurement inside 24 hours takes the job, which makes reply speed a marketing metric.
