.maintenance in your site’s main folder. Delete that file in your hosting File Manager or by FTP, clear your cache, then rerun the update that failed. Most sites are back within 10 minutes. If the site breaks after you delete the file, the failed update is the real problem.Your customers open your website and see one line: “Briefly unavailable for scheduled maintenance. Check back in a minute.” A minute passes. Then an hour. Your WhatsApp starts filling up with “is your website down?” messages, and your Google Ads are still sending paid clicks to a blank notice.
This is one of the most fixable WordPress problems there is. WordPress puts your site into maintenance mode on purpose every time it updates. The site only gets stuck when that update is interrupted before WordPress can clean up after itself.
This guide ranks the causes by how often we see them on Malaysian business websites. It gives the exact fix, checked against WordPress’s official documentation in October 2026, with realistic timings and how to stop it happening again. If your site is showing a different error after a plugin update, such as a broken layout or a fatal error, our guide on recovering a site that broke after an update covers that.
In this short video, the Elegant Themes team shows how to remove the leftover maintenance file and get your site back.

Quick Answer: WordPress is stuck in maintenance mode because an update stopped halfway and the .maintenance file it created was never deleted. The usual triggers are clicking “Update all” for many plugins at once, closing the browser tab mid-update, a server timeout on low-memory hosting, or an automatic background update that failed.
WordPress’s own Common WordPress Errors guide explains it under “Maintenance Mode Following Upgrade”: every update installs a .maintenance file, and sometimes it is not removed afterwards. Here is how the triggers rank on the business sites we look after:
| Trigger | Share of cases |
|---|---|
| Bulk “Update all” of many plugins at once | 36% |
| Server timeout or memory limit hit mid-update | 25% |
| Browser tab closed or connection dropped | 18% |
| Failed automatic background update | 12% |
| Wrong file permissions or a maintenance plugin left on | 9% |

Two details help you diagnose fast. First, the exact wording: the default “Briefly unavailable for scheduled maintenance” text comes from WordPress itself. A branded “Coming soon” or “Under construction” page usually comes from a maintenance plugin someone switched on and forgot. Second, the timing: if nobody in your team clicked update, check whether an automatic update ran overnight.

Quick Answer: Yes, if an update is genuinely running. WordPress ignores the maintenance file once it is more than 10 minutes old. If the notice is still showing after 10 to 15 minutes, a caching layer is likely serving an old copy of the page, or the file is broken, so move on to the manual fix.
WordPress’s code reference for wp_is_maintenance_mode() confirms it: if the update timestamp inside the file is older than 10 minutes, WordPress treats maintenance as over. So why do sites stay stuck for hours? In our experience, it comes down to these:
Test in an incognito window or on mobile data. If the site loads there but not on your office Wi-Fi, it is a cache issue, not a stuck file. The same kind of stale copy can make Google keep showing old pages, which our guide to a removed page still showing on Google explains.
Quick Answer: Log in to your hosting control panel, open File Manager, go to the folder that holds wp-config.php (usually public_html), turn on “show hidden files” and delete .maintenance. Then clear every cache and reload your site. FTP and WP-CLI work just as well if you prefer them.
These steps follow the “Maintenance Mode Following Upgrade” section of WordPress’s official troubleshooting guide, checked in October 2026. Most Malaysian hosting plans use cPanel or Plesk, so the File Manager route is the quickest:
public_html.Using FTP instead? Connect with FileZilla, turn on Server > Force showing hidden files, then delete the same file. If you have SSH access, WordPress’s WP-CLI maintenance-mode command lets you run wp maintenance-mode status and then wp maintenance-mode deactivate.
If the notice is a plugin’s “coming soon” page, there is no file to delete. Log in to WP Admin and switch the plugin’s maintenance setting off. If you cannot get into WP Admin at all, follow our guide for when you are locked out of WordPress admin.
Quick Answer: Then the update itself failed and left a plugin, theme or WordPress core half-installed. Match what you now see to the table below. The most common fix is to deactivate the plugin that was updating, reinstall it cleanly, or restore the backup you took before the update.
Removing the file lifts the notice, but it does not finish the update. Use this table to find your next step:
| What you see | Likely cause | Next step |
|---|---|---|
| Site loads normally | Update finished, only the file was left | Check Dashboard > Updates and rerun anything still pending |
| Blank white page | Half-installed plugin causing a fatal error | Rename that plugin’s folder in wp-content/plugins |
| “Allowed memory size exhausted” | PHP memory too low for the update | Raise the memory limit, then update again |
| “There has been a critical error” email | WordPress recovery mode caught a broken plugin or theme | Use the recovery link in the admin email |
| Page builder or shop features missing | Elementor or WooCommerce update incomplete | Reinstall the plugin and run its database update |
| Site down on every page with a server error | Core update failed or hosting problem | Restore your pre-update backup, then contact your host |

Each of these has its own guide. A blank page is covered in our WordPress white screen of death fix. A memory error is covered in WordPress memory limit exhausted. If your page builder will not open after the update, see Elementor not loading.
For online stores, place a test order straight away. A half-finished WooCommerce update can leave the add to cart button missing, shipping not showing at checkout, order emails not sending or orders stuck on pending payment after FPX or card payments.
Quick Answer: If you have your hosting login, deleting the file takes about 5 to 10 minutes. Clearing a stubborn cache can add up to an hour. If you must first recover lost hosting access, or repair a failed update afterwards, plan for several hours to two working days.
Use these ranges to plan around a campaign, not as a promise:
| Situation | Typical time |
|---|---|
| Delete .maintenance with hosting login at hand | 5–10 minutes |
| Purge plugin, server and Cloudflare caches | 15–60 minutes |
| Repair a half-installed plugin or theme | 1–3 hours |
| Recover hosting login through your host’s support | Few hours–2 working days |
| Restore from backup after a failed core update | Half to 2 working days |

The slowest cases are rarely technical. They happen when nobody in the company has the hosting login because a former staff member or freelancer set it up. Your host will usually ask the account holder to prove ownership, often with the registered email and SSM details. We see the same access problem with ad and social accounts. Finishing Google Ads advertiser verification or winning an Instagram disabled account appeal also depends on proving the business owns the account.
While the site is down, consider pausing ads that point to it. A maintenance notice will not convert, and some ad platforms may hold or reject ads whose landing page does not load. That can leave new campaigns in a queue, much like TikTok ads stuck in review.

Quick Answer: Update one or two plugins at a time instead of all at once, keep the browser tab open until WordPress says it is done, give the site at least 256 MB of memory, and take a backup before every update. Test big updates on a staging copy first. These habits remove almost every trigger in Section 1.
Here is how the update habits we see on client sites compare:
| Habit | Risky | Safe |
|---|---|---|
| Batch size | “Update all” for 15+ plugins | One to three plugins at a time |
| Timing | Right before a sale or ad launch | Quiet hours, with time to fix problems |
| Backup | None, or never tested | Fresh backup you know you can restore |
| Big updates | Straight on the live site | Tested on staging first |
| Hosting | 64–128 MB memory, short timeouts | 256 MB or more; 512 MB for WooCommerce |

Fewer plugins also means fewer updates that can fail. Our list of the WordPress plugins a business site actually needs helps you trim the rest. Keeping plugins current is also part of WordPress website security, so keep updating, just more carefully.

Quick Answer: Call for help when you cannot find the .maintenance file or your hosting login, when the site breaks after you delete it, when you have no recent backup, or when strange files or redirects appear alongside the notice. These cases risk data loss or a longer outage if handled by trial and error.

When WordPress is stuck in maintenance mode, the cause is almost always a leftover .maintenance file from an update that did not finish. Give a running update 10 minutes. Then show hidden files in your hosting File Manager, delete the file, clear your caches and check the site, shop and forms. If something breaks, fix the plugin that failed. Then stop it recurring with small, backed-up updates on hosting with enough memory. For more help keeping your website and marketing running, visit the ZenWeb home page.
Yes. The file only tells WordPress to show the maintenance notice. Deleting it does not remove any content, plugins or settings. Just make sure you delete only that one file and nothing else in the folder.
Files that start with a dot are hidden by default. In cPanel File Manager, click Settings and tick Show Hidden Files. In FileZilla, turn on Server > Force showing hidden files. Also check you are in the folder that contains wp-config.php.
A short outage of a few hours is unlikely to have a lasting effect. WordPress sends a 503 “temporarily unavailable” status with the notice, which tells search engines to come back later. Outages lasting days can start to affect rankings, so fix it quickly.
Yes. A maintenance or coming-soon plugin lets you show a branded notice while you work. If you use WP-CLI, the wp maintenance-mode activate command does the same. Remember to switch it off when you finish.
