A couple collects the keys to a Cyberjaya condo on a Friday. Their interior designer starts hacking on Monday. Somewhere in that weekend they realise the smart switches have to be decided now, because the conduit gets buried on day four and nobody wants to chase wiring through a finished ceiling.
That weekend is the whole auction. This guide covers Google Ads across the full smart home product range in Malaysia: digital door locks, smart switches and lighting, curtain and blind motors, CCTV and video doorbells, autogate retrofits, aircon and sensor control, and full multi-room automation on landed property.
ZenWeb runs Google Ads for fit-out and installation trades across a Malaysian client base of 500+ accounts. Smart home installers share one expensive habit. They bid on brand names, then wonder why their budget goes to people comparing prices on a marketplace app instead of people holding a floor plan.

There is a second thing sign-off depends on. Any work that touches the house wiring has to sit behind a contractor registered with the Energy Commission under the Electricity Regulations 1994, and an installer who says so plainly wins the click from one that only shows a photo of a lit-up living room. The video below covers the account mechanics before we get into the smart home specifics.

Quick Answer: Smart home demand is triggered by a handover, not by curiosity. The buyer has keys, a contractor and a wiring deadline, so ads that promise a fast site survey and a clear price per point beat ads that promise a smarter lifestyle.
Nobody browses smart lighting for fun and then hires someone. They search because the electrician asked a question they cannot answer, or because the renovation quote came back without any of the automation they assumed was included.
That reorders the whole account. Speed of survey belongs in the headline. Wiring competence belongs in the description. Price per point belongs on the landing page, because it is the first thing asked in WhatsApp anyway. Our companion guide to SEO for smart home installers covers the organic side of the same handover buyer.
Quick Answer: Digital lock installation clicks cost about RM 2.60 and enquire at 12.4%, so one enquiry lands near RM 21. Full-home automation clicks cost RM 6.40 and enquire at 6.2%, which looks worse until you notice the average signed job is RM 18,500.
| Search cluster | Avg CPC | Click to enquiry | Cost per enquiry | Avg signed job |
|---|---|---|---|---|
| Digital lock supply and install (pasang smart lock) | RM 2.60 | 12.4% | RM 21 | RM 2,100 |
| CCTV and video doorbell bundle | RM 2.90 | 11.1% | RM 26 | RM 2,800 |
| Autogate and gate automation retrofit | RM 3.10 | 10.8% | RM 29 | RM 3,400 |
| Smart switch and lighting retrofit | RM 3.80 | 9.6% | RM 40 | RM 5,200 |
| Smart curtain and blind motors | RM 4.20 | 7.4% | RM 57 | RM 6,900 |
| Full-home automation package | RM 6.40 | 6.2% | RM 103 | RM 18,500 |
| Brand and gadget price browsing | RM 1.40 | 1.3% | RM 108 | RM 4,600 |

The last row is where most budgets die. Brand and gadget browsing is the cheapest traffic in the table at RM 1.40 a click, and it produces the most expensive enquiry of the lot. Those searchers are pricing a device, not hiring an installer. Cheap clicks and cheap enquiries are two different things, which is the same trap we describe in our breakdown of Google Ads CPC by industry in Malaysia.
Quick Answer: Four campaigns, each with its own budget and landing page. Single-device jobs, whole-room retrofits, full-home automation and developer projects behave nothing alike, and one shared campaign always lets the cheapest device clicks drain the day’s budget first.
Keep the budgets separate so Google cannot quietly shift spend toward whichever cluster clicks most cheaply. Device searches will always click more cheaply than automation searches, and left in one campaign they will happily eat a month of budget without producing a single RM 18,000 job.

Quick Answer: Demand follows handover and renovation cycles rather than festive dates. September and October carry 19% of the year’s enquiries as owners rush a move-in before year end, while November and December produce the cheapest enquiries at about RM 33.
| Period | Share of enquiries | Cost per enquiry | Dominant job type |
|---|---|---|---|
| Jan – Feb | 15% | RM 44 | Pre-CNY lock and gate upgrades |
| Mar – Apr | 18% | RM 38 | Q1 handovers, condo fit-outs |
| May – Jun | 14% | RM 47 | Raya slowdown, add-on points |
| Jul – Aug | 17% | RM 41 | Mid-year handovers, full packages |
| Sep – Oct | 19% | RM 36 | Renovation before year-end move-in |
| Nov – Dec | 17% | RM 33 | Year-end promos, next-year planning |

May and June are the trap. Enquiries cost RM 47 there, the highest in the year, because renovation sites go quiet over the festive break while the auction stays busy with browsers. Trimming bids for those eight weeks and holding coverage through November costs less and produces more. Google’s ad scheduling and bid adjustment settings handle this without switching the account off.
Quick Answer: Smart home work sits on top of house wiring, so the buyer is quietly worried about two things: who touches the live circuits, and whether the gear is legal to use here. Installers who answer both in the ad convert better than installers who show another rendering.
Electrical installation work has to go through a contractor registered with the Energy Commission, with a competent wireman on site. That is not a detail an owner can check from a product photo, and it is the exact worry behind questions like whether a smart switch needs a neutral wire or whether the existing conduit can take another line.
This is also the cleanest way to defend a higher quote. An installer who charges RM 600 more but leaves a certified, properly wired system is cheaper than a cut-price job that trips the DB board every fortnight. The same argument belongs on the page itself, as covered in our guide to landing pages that convert.
Quick Answer: The phrase “smart home” pulls in gadget shoppers, app troubleshooters, students and hobbyists. In smart home accounts we take over, unfiltered broad match usually wastes about a quarter of spend on people who will never hire an installer.
Check the search terms report weekly for the first two months, then fortnightly. Every new brand you start carrying invites a fresh wave of device-only queries, so the list is never finished. Our primer on negative keywords in Google Ads covers the match-type mechanics behind it.
Quick Answer: A smart home quote needs three answers: property type, renovation stage, and how many points. Ask for those in the form and the enquiry arrives quotable. Ask only for name and phone and you get a chat thread that takes a week to reach a number.

Quick Answer: RM 900 a month is a workable floor for a solo installer, producing about 22 enquiries and seven signed jobs at roughly RM 129 of ad cost per job. Cost per job climbs with size because bigger firms also buy the expensive automation and project clicks.
| Business size | Monthly spend | Clicks | Enquiries | Signed jobs | Cost per job |
|---|---|---|---|---|---|
| Solo installer, one van | RM 900 | 260 | 22 | 7 | RM 129 |
| Two-crew installer | RM 2,000 | 560 | 47 | 14 | RM 143 |
| Integrator with a showroom | RM 4,000 | 1,050 | 82 | 23 | RM 174 |
| Integrator with a project desk | RM 8,000 | 1,950 | 128 | 31 | RM 258 |
Source: ZenWeb client tracking, Malaysia, 2024-2026.
Do not copy the bottom row without reading it properly. RM 258 per job looks worse than RM 129 until you see that the project desk is chasing bulk fit-outs worth tens of thousands each. Cost per job only means something next to the job value behind it, which is the argument we make in our guide to the minimum Google Ads budget that still works.
Quick Answer: Search on lock and CCTV terms closes hardest at 33% for RM 24 an enquiry. Performance Max takes 16% of spend and closes at 11%, so it earns its place only after search is producing and the negative list is firm.
| Campaign type | Share of spend | Cost per enquiry | Enquiry to job | Avg job value |
|---|---|---|---|---|
| Search: lock, CCTV and gate terms | 28% | RM 24 | 33% | RM 2,400 |
| Search: switch and lighting retrofit | 24% | RM 42 | 24% | RM 5,200 |
| Search: full-home automation | 17% | RM 105 | 19% | RM 18,500 |
| Performance Max | 16% | RM 96 | 11% | RM 6,300 |
| Remarketing to package viewers | 8% | RM 68 | 16% | RM 7,400 |
| Search: developer and project terms | 7% | RM 190 | 14% | RM 96,000 |
Source: ZenWeb client tracking, Malaysia, 2024-2026.
Remarketing deserves more attention than it usually gets here. Package pages get read, saved and shown to a spouse, and the decision often lands three weeks later, which is exactly the gap remarketing fills. Performance Max needs supervision rather than faith, as we set out in our honest review of whether Performance Max is worth it for Malaysian SMEs.
Quick Answer: Most smart home enquiries arrive as a floor plan photo on WhatsApp. If the account only counts button taps, bidding learns to find people who tap and disappear. Feed the booked site survey and the deposit back into Google instead.
None of this needs new software. It needs the quote form and the WhatsApp link wired to the same conversion definition. Our walkthrough of Google Ads conversion tracking with GA4 and WhatsApp covers that step by step, and what offline lead conversion actually does explains the deposit import.
Quick Answer: Developer and project searches produce enquiries near RM 190 and close at only 14%. That still works, because one bulk fit-out across a block of units averages RM 96,000 and can carry a quarter on its own.
This buyer is a project manager or a purchasing executive, not a homeowner. He searches in English, on a weekday, from a desktop, and wants a company profile and a specification sheet before he wants a price. Sending him to the consumer package page loses him in seconds.
Give him a page with system specifications, past project references, warranty and after-sales terms, and a contact who can answer a request for quotation. Keep the budget small and steady rather than seasonal, because the pipeline behaves like any other business sale, as covered in our guide to B2B marketing in Malaysia.
Quick Answer: The repeating five: bidding on brand names, hiding every price, one campaign for four job types, sending all traffic to the home page, and pausing the account whenever the crew gets busy.
Bidding on brand names is the costliest habit. Those searchers are comparing device prices against a marketplace app, and your installation margin cannot win that fight. Bid on the job instead: installation, wiring, retrofit, condo, package.
The pausing habit runs it close. Every restart resets the learning period, and the first fortnight back always runs at a higher cost per enquiry. Lower the daily budget or tighten the service radius instead of switching off. A sixth mistake is running Google Ads for smart home installers before the website answers anything at all — paid clicks only speed up the discovery that the site cannot sell, as the Google Ads mistakes that waste budget sets out.
Quick Answer: Google Ads for smart home installers comes down to three moves: split the account by job type, publish a price per point alongside the wiring answer, and count booked site surveys instead of chat taps.
The installers winning paid search here are rarely the ones with the largest showroom. They publish a rate per point, they say plainly who handles the wiring and that their devices are certified for use in Malaysia, and their reporting can tell you what a booked survey cost last month. Start with lock and CCTV terms because they are cheap to learn on, add the retrofit campaign once tracking is clean, then open the automation and project campaigns.
RM 900 a month is the practical floor for a solo installer, producing about 22 enquiries and seven signed jobs in ZenWeb client tracking. A two-crew installer does better at around RM 2,000, at roughly RM 143 of ad cost per signed job.
Usually not. Brand and gadget browsing clicks cost about RM 1.40 but enquire at only 1.3%, which makes them the most expensive enquiries in the account. Bid on installation and retrofit phrasing instead, where the searcher wants a crew rather than a price comparison.
Because the ad and the page never asked for anything specific. Publish a price per point, ask for property type, renovation stage and point count in the form, and count the booked site survey as your conversion instead of the chat tap.
Only alongside search. Performance Max takes about 16% of spend at RM 96 per enquiry and closes at 11%, well under the 33% on lock and CCTV search terms, so it needs a firm negative list and should be judged on deposits.
